Construction of residential houses and groundwater exploitation facilities.

Maximum 70%
FLOOR AREA RATIO (FAR):
– Pursuant to the land plot planning and the National Technical Regulation on Construction Planning (QCVN 01:2021/BXD), which was promulgated together with Circular No. 01/2021/TT-BXD dated May 19th, 2021.
– The floor area ratio (FAR) is 3.5
MAXIMUM BUILDING HEIGHT:
Maximum of 5 floors
CONSTRUCTION BOUNDARY (SETBACK OF THE BUILDING):
According to the land plot planning and the National Technical Regulation on Construction Planning (QCVN 01:2021/BXD), which was issued together with Circular No. 01/2021/TT-BXD dated May 19th, 2021, by the Ministry of Construction.
ARCHITECTURAL REQUIREMENTS:
The designed constructions must be harmonious and form an integrated spatial and architectural composition that is compatible with the landscape of the industrial park.
For auxiliary facilities (such as parking areas, restrooms, power substations, water supply pipelines, wastewater pipelines, power plants (if any), and wastewater treatment systems), the construction design must ensure the aesthetic quality of the industrial park, comply with the minimum building setback lines, relevant technical regulations, and must not adversely affect the main structures or the environment of adjacent enterprises.
GREEN SPACE AREA:
27.29 ha (11.14% ratio)
FACTORY FENCING:
The fence along the internal traffic roads of the industrial park must be constructed as an open (ventilated) fence and comply with the regulations of the industrial park.
